    Be aware, this guy's psft rate was 2000 higher than what others told me, I was told 20000 but 18000 because of discount and also be aware that these get 3-5% commission based on builder and often I've had them have it reduced and get the property of say 2000sqft in (in this case) 18000*2000 = 3.6Cr - (avg 4% so 10-15Lacs) = 3.5Cr or even less. Also there might be different PLC based on floor and facing. Some builds give one year club charges free and free membership too so negotiate that. And there will be GST on top of this. And then registry. So be prepared for a lot of extra expenses

    That way birlagiven that navya, trehan and adani are far better where the density is far better with same facilities and given that NCR is high earthquake zones , there will be no exits possible from such high rise . Secondly efficiency in exit and entry is far lower in high rises. Also as per doctors higher you are above the ground it is not good for the heart and health . Also do you deal in low rises

    Lesser undivided share of land, no view of the green area/pool, and lesser sunlight due to shadow of taller towers are the issues in newer projects. Higher undivided share of land will definitely be a distinguishing factor 60 years down the line and it will be worth crores. Frankly, as on date, one must latch on to any of the projects with lower FAR, which is reasonably well constructed, even if it's not mivan construction or having traditional club house.

    Hello sir, In the video you mentioned, the wardrobes in the bedroom, vanities in the washroom, modular kitchen with hob & chimney will be provided by the builder. But we recently saw a flat in DLF Skycourt it is a raw flat - no wardrobes, no vanities in washrooms, no modular kitchen, only ACs are there. Could you please confirm if builder provided the flats with all work done or without it ? Secondly, please share the price range of these flats ?
